The city has a fairly sizeable footprint, and stretches from I-26 east all the way to Zion Hill Rd, which is out past the Hillcrest area. Spartanburg, in terms of development, has always been about a decade behind Greenville. Right now, there's still fairly inexpensive space for sale and rent near downtown, and Spartanburg is starting to make it's mark as a home for up and coming artists and talented chefs. There are plenty of great restaurants in the area, along with shops, stores, parks and events. Several festivals are held each in year in Spartanburg, and our favorite is probably the Spring Fling. In addition, Spartanburg is home to Wofford, Spartanburg Tech, Spartanburg Community College, Spartanburg Methodist and Converse colleges.
As a Spartanburg home inspector, we encounter homes that are built on concrete slabs, crawl spaces and even basement foundations. Many of the homes in Spartanburg are in older, historic neighborhoods like Converse Heights, Woodland Heights, Beaumont Village and Fernwood. However, there are a few newer homes that have been built in the last couple of years. Lots of Spartanburg home inspections are being performed right now, because the real estate market is booming.
There's lots to do outside in Spartanburg - there's a farmers' market every Saturday morning and Hatcher Gardens is always a nice place to spend the afternoon. Cleveland Park features an expansive playground for the kids. Cottonwood Trail is a popular bike trail that winds its way through the south side of the Fernwood area. There's also a flea market and a couple of golf courses. If indoor activities are more your style, there are bowling alleys, art museums and galleries, Westgate Mall, several movie theatres, bars, restaurants, etc... In addition, the food truck scene in and around Spartanburg is very much up and coming.
Spartanburg Regional Hospital is a large employer in the area, as is Denny's corporate headquarters and several of the colleges. There are also tons of small businesses in Spartanburg that really are the lifeblood of the community. There are new hotels going up in the downtown area, and this development brings along with it new restaurants and bars. Drayton Mills has been transformed into a residential community with quite a few apartments and retail shops. Overall, Spartanburg is on definitely on the move, getting newer and bigger by the month.

Plumbing System - including supply systems, drain systems, sinks, tubs, showers, fixtures, faucets, hot water heater and vent systems
Electrical System - including service drop, grounding system, receptacles, switches, fixtures, service panels, main disconnects, wiring and overcurrent protection devices
Heating and Cooling System - including fuel identification, age, size of units, location of air handler
When possible, we also like to look in the attic and the crawlspace. This gives us a more complete picture of how the house was constructed.
After our inspection is completed, we issue our report. The report includes details about the home and our findings regarding the components and systems. The report contains tons of information - things like the age of the HVAC system and if it is appropriately sized, the age of the water heater, building materials used, plumbing materials used, electrical component descriptions, etc... Our reports average 20-25 pages, depending on the issues we find, and include color photographs. Our reports are typically issued within 24 hours of completing the inspection and upon receipt of payment.
