We've got you covered. As a Simpsonville home inspector, we find ourselves in that part of the Upstate a fair bit. Simpsonville is a city that makes up part of the "Golden Strip", which is an area that also includes Mauldin and Fountain Inn in central Greenville County. I-385 runs through town and as such, there are several hotels, restaurants and gas stations in the area. It's easy to get to I-85 and Greenville from Simpsonville, depending on traffic. In most cases, you can be in the heart of downtown Greenville in less than 20 minutes.
Simpsonville has been an economic boom town for the past decade or so. The population of the city itself has increased by more than 20% over the last decade. As such, tons of new residential housing has been built in the area. As a Simpsonville home inspector, we encounter homes that range from mobile homes to townhomes, condos and million dollar estates. Many newer homes are located in communities that feature amenities such as pools, clubhouses, ponds, walking trails, bike paths, playgrounds, etc... As such, Simpsonville has become a popular place to buy a home and raise a family. In addition, it has good schools and just about everything you could need, including hospitals, banks, grocery stores, big box stores, etc... Many people who live in Simpsonville commute to Greenville for work. However, there are plenty of folks that are employed in town. In addition to the newer homes, there are also several older homes in more established neighborhoods. Some of these are attractive to buyers because they feature more property. Because of the housing boom, plenty of Simpsonville home inspections are being performed right now.
Homes in Simpsonville usually feature hardboard, vinyl or brick siding. They are typically built on concrete slab or crawlspace foundations. Most homes in Simpsonville have architectural shingles or metal roofs. A few of the existing homes in the area were built more than a hundred years ago.
If you like community activities, Simpsonville has plenty of options. They host several festivals and concerts and events every year at Heritage Park. There's also holiday parades. For a round of golf, head to Carolina Springs golf club. If you like water parks, stop by Discovery Island, which features several pools and waterslides. Simpsonville also has an IMAX theater. In addition, there are plenty of restaurants and shops downtown to explore.
Our job as a Simpsonville home inspector is to conduct a visual inspection of the components of the home that include the following:
Roof System - including flashings, drainage, chimneys and plumbing stacks
Home Exterior - including porches, decks, retaining walls, stairs and steps, railings, driveways, sidewalks, exterior doors and windows
Structure - including the framing and foundation
Home Interior - including stairways, steps, railing, interior doors, appliances and cabinets
Plumbing System - including supply systems, drain systems, sinks, tubs, showers, fixtures, faucets, hot water heater and vent systems
Electrical System - including service drop, grounding system, receptacles, switches, fixtures, service panels, main disconnects, wiring and overcurrent protection devices
Heating and Cooling System - including fuel identification, age, size of units, location of air handler
When possible, we also like to look in the attic and the crawlspace. This gives us a more complete picture of how the house was constructed.
After our inspection is completed, we issue our report. The report includes details about the home and our findings regarding the components and systems. The report contains tons of information - things like the age of the HVAC system and if it is appropriately sized, the age of the water heater, building materials used, plumbing materials used, electrical component descriptions, etc... Our reports average 20-25 pages, depending on the issues we find, and include color photographs. Our reports are typically issued within 24 hours of completing the inspection and upon receipt of payment.
We conduct a Simpsonville home inspection from an ethical, objective, unbiased perspective. We don't have a vested interest in the home or the possible pending real estate transaction. Our goal is to give our clients a clear picture of the condition of a home, so they can make a more informed financial decision.
We are often asked if our clients can be present during the inspection process, and the answer is YES! We love showing our clients the details of the home they want to buy. We'll walk you through how to change the furnace filter and show you where the fuse box is. We'll also show you how to shut off the water supply and help determine where the septic tank is located.
If you're buying real estate in the area and need a Simpsonville home inspector, please give us a call - we'd love to help you learn more about the house you want to buy.
