Gaffney is located in the heart of Cherokee County, right on I-85, almost halfway between Charlotte, NC and Greenville, SC.  The town is also home to a convergence of several major highways - Highway 150, Highway 11, Highway 18 and Highway 29.  These highways all intersect with each other right downtown, within a few blocks of each other.  

Many of the homes in Gaffney are in older, more established neighborhoods. In fact, some of the homes in that area are more than 100 years old. However, there are some newer housing developments being constructed. As a Gaffney home inspector, we see homes that are built on concrete slabs, crawl spaces or basement foundations. Lots of Gaffney home inspections are being performed at this time because the real estate market there is doing quite well.  Lots of people like living in the Gaffney area because it's a fairly short commute to Spartanburg. It has a small town feel, while having the amenities of a larger town.  There are large big box stores, an outlet mall and plenty of restaurants and shops in Gaffney.  There's also a peach-shaped water tower out by the interstate that is a popular landmark.  In fact, it was featured in the political thriller series House of Cards, along with some other parts of the town.

The area surrounding Gaffney is still mainly agricultural, with plenty of farms and peach orchards, although some of that land has been sold off over the years for commercial and residential development projects.  Nestle is big employer in Gaffney, as is Milliken and Timken.  Gaffney is also home to Limestone College.  Gaffney High School is located on a fairly large campus just west of downtown.

There are quite a few opportunities for recreation in the Gaffney area.  You can head over to Lake Whelchel for an afternoon of fishing or hiking.  The Cherokee Speedway is an old school dirt track just a few miles from downtown Gaffney. There's also a couple of golf courses in the area, along with the Broad River just east of town that presents good opportunities for kayaking and fishing.  The Cowpens National Battlefield isn't a far drive down Highway 11, and there's plenty of areas there to explore and learn about a key battle that happened there during the American Revolution.


What exactly do we do as a Gaffney Home Inspector?

Our job as a Gaffney home inspector is to conduct a visual inspection of the components of the home that include the following:

Roof System - including flashings, drainage, chimneys and plumbing stacks
Home Exterior - including porches, decks, retaining walls, stairs and steps, railings, driveways, sidewalks, exterior doors and windows
Structure - including the framing and foundation
Home Interior - including stairways, steps, railing, interior doors, appliances and cabinets
Plumbing System - including supply systems, drain systems, sinks, tubs, showers, fixtures, faucets, hot water heater and vent systems
Electrical System - including service drop, grounding system, receptacles, switches, fixtures, service panels, main disconnects, wiring and overcurrent protection devices
Heating and Cooling System - including fuel identification, age, size of units, location of air handler

When possible, we also like to look in the attic and the crawlspace. This gives us a more complete picture of how the house was constructed.

After our inspection is completed, we issue our report. The report includes details about the home and our findings regarding the components and systems. The report contains tons of information - things like the age of the HVAC system and if it is appropriately sized, the age of the water heater, building materials used, plumbing materials used, electrical component descriptions, etc... Our reports average 20-25 pages, depending on the issues we find, and include color photographs. Our reports are typically issued within 24 hours of completing the inspection and upon receipt of payment.
