Our Home Inspection Process

You call us and we schedule a time to inspect the property.  After signing an inspection agreement, we inspect the home. We then provide a written report to you that includes photographs, typically within 24 hours of conducting the inspection.

Our home inspection will include a visual inspection of the following:

• Home Exterior
• Structure
• Home Interior
• Plumbing System
• Electrical System
• Heating and Cooling System

When possible, we also like to look in the attic and the crawlspace.  This gives us a more complete picture of how the house was constructed.

Our Home Inspection Report

We provide all of our clients with a written report that includes photographs.  We use a narrative type report because we think it's easier to read and understand.  Our reports highlight any concerns we have, and we pay special attention to any safety issues.  Our reports also include a description of the components of the home and identify possible issues that should be monitored.  Most of our home inspection reports are 20-25 pages in length, but that can vary, depending on the issues we find or the size of the home.

We are fully licensed by the South Carolina Residential Builders Commission and we adhere to the State Standards of Practice.

We conduct a home inspection from an ethical, objective, unbiased perspective. We don't have a vested interest in the home or the possible pending real estate transaction.  Our goal is to give our clients a clear picture of the condition of a home, so they can make a more informed financial decision.  Basically, we call things like we see them.
